Addendum

(Addenda) Written information adding to, clarifying or modifying the bidding documents. All addendums require signature from both parties. 

Allowance(s)

A sum of money set aside in the construction contract for items which have not been selected and specified in the construction contract. For example, selection of tile as a flooring may require an allowance for an underlayment material. 

Bid vs Estimate

1.Bid:  An offer or proposal of a price for the scope of work of the project. This is site unseen generalized quote typically a ballpark range. 

2. Estimate : to form an opinion of estimated costs of the project.

An Itemized- measured estimate including break down of all costs, deposit required/ $250  

All estimates have a 30-day acceptance period to schedule the project. Outside of the 30 day acceptance period; price may be subject to change. 


We charge a $250 retainer fee to schedule for an itemized measured estimate. 

Change Order

A written document between owner and contractor signed by both parties. Authorizing a change in the work or adjustment in the contract sum, or contract time. 

EPDM

 EPDM rubber (ethylene propylene diene monomer rubber) is a type of synthetic rubber that is used in many applications for the purpose of waterproofing. 

Flashing

Sheet metal or other material used in roof or wall construction to protect a building from water damage.
